Tips for scheduling your next “turn” furniture order

With the first day of winter this past weekend, it seems like the end of spring semester could not be farther away. In fact, it’ll be here before we know it and you must start assessing your “turn” furniture needs soon.

Turn furniture is that which must be replaced each semester. This can be due to many reasons, like age, damage or general renovations. Consider these tips and schedule for conducting this important maintenance:

• Do in-depth inspections on all buildings and rooms on a quarterly basis. o Be sure to schedule inspections in August right before the students move in, then again in October.
• The January inspection is when to start really thinking about your turn furniture needs. o Do a full examination, take notes and evaluate any damages. Also look at the entire inventory of furniture. Rooms have a variety of aged furniture, from old to new and in between. Slowly you will want to replace the old with new.
• All turn orders should be placed by the middle of April. o To ensure orders are place in time, develop a plan that includes each essential member of the team. For example, the property managers need to send their initial order to their regional managers by mid march, final order by mid April, and everything is delivered by July 4th.
• Once the furniture is shipped to the property, the staff at the property unloads the trucks and stores it at the property until roughly the end of July.
• The staff at the property (including maintenance supervisor, property manager, assistant manager, leasing manager, community assistance, maintenance technician and groundskeeper) should plan to assemble and install the furniture by mid-August. o The property manger schedules the installation of the furniture around the painters, carpenters, electricians and other maintenance people who will be around the property. Furniture should always be the last to go in. o At this time, the staff at the property can dispose of the old furniture, assemble and install the new and ensure everything is in place.
