New ordinance caps a year of extraordinary measures to grow the West Loop
City Council adopted an ordinance this fall that implements the Fulton Market Innovation District, which repeals the Planned Manufacturing District zoning designation east of Ogden Avenue, allowing for continued growth in the booming West Loop neighborhood.
Recommended in the Department of Planning and Development’s “Fulton Market Innovation District” plan, the land use changes apply to a 63-acre area bounded by Ogden Avenue, Carroll Avenue, Hubbard Street and Halsted Street.
This capped a year of extensive planning efforts for the neighborhood, embodied by the West Loop Design Guidelines, a comprehensive report that was the result of a months-long discussion with stakeholders and will foster design excellence in the neighborhood.
Additionally, DPD created a checklist to aid the department, developers, property owners, and West Loop neighbors in ensuring that new projects are adhering to the principles of the design guidelines.
As a result of public input throughout the year, DPD has revised the Neighborhood Opportunity Bonus West Sub-area map of Floor Area Ratio (FAR) range guidelines to better reflect current development in the area.
