So far, we have been very successful in terms of our negotiation with the developers in agreeing to our terms of a minimum 20% — 25% discount on our purchases.
The company also operates its own property management company which makes the costs of managing the assets very low. Coupled with the discounts given by the developer, we are able to increase the rental yield by a significant amount.
The company’s strategy is to focus on acquiring commercial real estate where demand and the concept of co-working spaces have been increasing over the last few years.
The residential segment acquisition will also be a focus but mainly in terms of acquiring in bulk and focusing on projects within key development areas and Central Business Districts (CBDs) such as Makati, Ortigas and Bonifacio Global City (BGC). We are currently also evaluating places out of Manila like Cebu.
The properties purchased by the company will be made available to token holders on a web portal where they could utilize their IA Tokens. The company’s management arm will also be providing asset management services for asset owners who wish to engage us. The rate of engagement will be lowered if fees are being paid via IA Tokens. The company will also be open to working with landowners and developers in project development.
Lastly, the company will be conducting an airdrop of IA Tokens to encourage the on-boarding of property owners, agents and brokers to utilize the IAT platform when it is being released.
