Should I list my house in September or wait until Spring?

What does a baby’s bottom smell like? Depends. That is also the answer to the listing dilemma.

If you are a buyer and a seller, waiting until the spring, you will be selling in a stronger market and buying in a stronger market. In essence, sure you will get more money for your house, but you will also spend more, and if it is anything like this year you’ll lose out more because of multiple offers.

Are you a first time buyer? Looking for a good deal? It might make sense to place some low-ball offers in October, November, December and maybe even January. Although January 2017 things really took off and we were seeing multiple offers already. However, there is one caveat here: houses might be at their seasonal low point but inventory is also at its lowest, which means there won’t be a lot to choose from like in the spring and summer months.

If you are an empty-nester or a baby boomer you might have the luxury of waiting until spring and timing the market. Now, if you are a relocating professional that is another story as well.

For most of us, we can’t afford to carry two mortgages or we don’t want to carry two mortgages. To get an existing home sold quickly and for top dollar and having the most options on the other side as a buyer you might want to list in April or May. Here again, you might get 2–3% more for your house, but you will also spend 2–3% more.

But unlike Blair Walsh, here is the main kicker: a house in a great location, great condition, and good schools will always sell.
