Types of Rental Listings in NYC
There are two types of rental listings in the New York City market.
One is what is called an Open Listing. This is where a Landlord gives his availability list to all or a select group of brokers and they can can bring their clients to show them the apartment. The broker that ends up getting paid is the one that brings the prospective tenant that actually ends up taking the apartment.
The second type of listing is called an Exclusive Listing. This is where one broker has the exclusive right to market a property. They do, if they are part of REBNY, agree to share their listings with other brokers. Some local mom and pop brokers unfortunately do their landlords a disservice by not sharing their listing.
