When the demand for real estate exceeds the supply, its value rises.

The rate of appreciation of a property that has already accrued can be calculated by dividing the price difference from one period to the next by the original price.

It is measured by the change in the price of a property from one period to the next. For example, if a home was purchased for $50,000 and is now worth $110,000, its value has increased by $60,000. Economic analysts and economists can use historical real estate appreciation charts to see how property values have changed over time. These graphs can help predict future trends.

How to Calculate Property Appreciation

Appreciation Rate = (Current Value — Original Value) / Original Value.

For example, if a property was bought for $50,000 and is now worth $110,000, the calculation would be as follows:

($50,000 — $110,000) / $50,000 = 1.2

This calculation would show that the property has appreciated in value at an appreciation rate of 120%.

To understand how to calculate appreciation, one must first understand the property’s original and current values.

The future value formula can also be used to predict potential property appreciation. The calculation for future value is

FV = I * [(1 + R)^T]

Where I is the initial value, R is the estimated rate of appreciation, and T is the number of years from the date the value is solving for.

For example, if Charles wanted to know what his property that is currently worth $50,000 would be worth in 5 years if it appreciated by 5% each year, the calculation would be as follows:

FV = 50,000 [(1 + 0.05)]⁵

This calculation would give his property a future value of $63814.08.
