The Information Technology Investment Region (ITIR), Hyderabad, is an upcoming IT investment region jointly being developed by Government of India and Government of Telangana. The Union government gave in-principle approval to the project on Sept 8th, 2012 and the formal approval has been given on September 20, 2013. The project aims at development of self-contained integrated knowledge and clusters for growth of IT and electronic hardware manufacturing in 50,000 acres in and around Hyderabad. The project which is modeled along the lines of Shenzhen SEZ in China, is aimed at attracting an investment of Rs 2.19 trillion ($44 billion) in the IT, ITES and electronics sectors and providing direct employment to 1.5 million people.
To take ITIR proposal further and make it a reality, the IT&C department along with TIIC, Hyderabad Metropolitan Development Authority and other departments proposed to have a special development authority for developing five zones — Cyberabad and surrounding areas (zone I), Shamshabad and Maheshwaram (zone II), Uppal and Pocharam ((zone III), ORR connecting areas from Cyberabad to Shamshabad and international airport area (zone IV) and ORR connecting areas from Shamshabad airport to Uppal and Pocharam (zone V).
Zone 1 consists of Cyberabad and the surrounding areas. The Zone is proposed in the north-western part of ITIR, centering on Hitech city. The total size of this Zone is 86.70 sq km. This is the newly created unique zone developed by government of AP to give a boost to the development of IT infrastructure. Cyberabad is spread over 52 sq. km., comprising 17 revenue villages out of which 16 are in Serilingampally Municipality and one in Manikonda Jagir Gram Panchayat. Serilingampally houses major IT companies in Hyderabad and falls within the jurisdiction of Cyberabad Development Authority (CDA). Tellapur is the major emerging location and IT hub in surrounding area. It has HUDA Residential Complex in partnership with Tishman Speyers.

One of the project is known as Aliens Sky Park, located in zoneI, which has 34 acres land on Sri Sailam highway on the Growth Corridor, very nearly located to the Outer Ring Road, Hardware park, Fab city, Information Technology and Institute Region (ITIR) and Adibatla. The Aliens Sky Park is a mixed product, developed along with Polo Arena Club and 2 acres of an artificial shallow lake in zone II.
