So You Wanna Buy a Cottage?
- Speak to your bank or mortgage broker.
This is the first step whether you are buying your first home or a cottage property. Having a budget in mind will help you and your Realtor® find the best property for you! In cottage properties your budget will often be a contributing factor in the lake you choose.
2. Find your lake.
The cottage can be renovated but the lake is forever.
The Parry Sound Muskoka area has many lakes, all with pros and cons. Are you primarily interested in swimming and canoing? A smaller lake like Whalley or Simmons might be right up your alley. If you’re looking for a large lake chain you might want to check out the Ahmic — Cecebe Waterway or Whitefish & Clear Lakes.

3. Write up a list of needs and wants in a cottage property.
It’s important to separate your needs from your wants. Work out the points you are unable to move on (shallow entry to the water for children, multiple bedrooms, etc.) and the details that would be your ideal cottage (large deck, open concept). When viewing cottages remember to keep in mind what can be changed and what cannot: in time you can add that larger deck or renovate the kitchen, but if you have 50 stairs to the lake you will always have 50 stairs to the lake.
4. Visit Properties
This is the fun part! Work with your Realtor® to come up with a gameplan for your cottage viewing days. Chances are you will be driving several hours to cottage country so you will want to have multiple showings lined up.
You can spend hours looking at cottages online but seeing them in person is the best way to work out what your money can buy.
5. Put in that offer.
Once you’ve found the the cottage for you, it’s time to put in an offer. Congratulations on getting to this step and good luck!
