Creating stylish contemporary homes that really work… Introducing Zenico
We sometimes need to call in the specialists to turn the bricks and mortar into the home of our dreams. Whether we are time poor or unable to visualise the potential, this is where the experts come in.

Tim Slorick, owner of Zenico explains how his company helps clients create homes that will not only look beautiful but work for them on a practical level, so making day to day life easier.
Zenico provides an independent building project management service for people undertaking house extension and refurbishment projects in London and Surrey. Offering support at all stages of a build from concept through to the completion of the build itself , their aim is to save their clients time, stress and money.
Tim very kindly gave me an insight into how he came to start Zenico and what drives him to inspire his clients to push their boundaries, exposing them to new design ideas to enable them to realise their own ‘grand design’ projects.

My previous life was in the corporate and consulting world in commercial and supply chain roles. As an engineer by degree, I combined my corporate experience and a love of property projects and decided to make a change and start Zenico in 2015. The business initially focused on property investment, and after some successful development projects I saw an opportunity to translate the project management side of our business into a direct service offer to other customers.
I’m really passionate about the combination of form and function — the beauty of a design that is both visually appealing and easy to use is something that always gives me satisfaction, and I love bringing this approach to the work we do with our customers.

The greatest enjoyment and satisfaction we get is knowing we’re taking the stress away from our customers. We’re not going to eliminate everything — building work always throws up curveballs — but our customers know we have their back and will help them right the way through to the end of their project.

Understanding what the client needs when they may not yet be clear themselves is the fun part! We love spending time with customers to understand not just how they want their home to look (although that’s obviously important), but also how they want to use their home. For example, it’s great exploring options that will create a space flexible enough for both intimate family dining and a large family gathering, or creating different social spaces for a family with growing teenagers who are becoming more independent.

There are a few things that are equally frustrating about my job, but from different angles. Gaining planning permission is often more frustrating than it should be (although we’re proud of our 100% record of planning or appeal success); sometimes supplier delays throw a spanner in the works. However, every job has its challenges and we rise to them as needed.
Kitchen extensions remain a popular project, with the desire to create open kitchen-diner spaces as part of a contemporary lifestyle. With this also comes some great feature elements such as crittall style glazing or vaulted roof details. We are also seeing separate snug / study spaces for either cosy downtime or kids’ homework coming in to more designs. Design-wise we’re also seeing some really bold design choices from our customers — from yellow rubber floors, to polished concrete walls, to monochrome fittings & fixtures.

The three areas that we’re most commonly asked to help with are: overall space planning (how the home is going to be used and how spaces should be constructed to enable that); kitchen design — both form and function — we help create an initial design that allows our customers to have a much more informed view when they visit potential kitchen suppliers; and finally lighting design — helping create the right zones and moods with different types of lighting, from trimless downlights, to decorative pendants, to 5A lighting circuits, to wall uplighters.

Our most challenging project was one where the builder was introduced to us but really struggled to complete the project due to financial challenges from another large project they had undertaken. We had to step in to resolve various issues that had not been completed by the builder, including snagging, fit-out of the WC and utility rooms and final connection of the new kitchen waste which required CCTV and sonar tracing of the pipework. It was tough for the client but equally great to be able to support them through to a successful conclusion.

We love working on complete house renovations — it’s wonderful being able to support a customer who wants to put their stamp on a complete property. We really enjoy working to bring a house up to date structurally and technically, as well as supporting the wonderfully creative process that emerges when the whole house is part of the scheme.

We love getting feedback from our customers — it helps us know what we did well and where we can improve for future customers. We’re most delighted when customers say that the result was better than they expected, or that they couldn’t have done it without us. It’s great to know that we can really make a difference in helping them create their dream home.

I get constant pleasure and inspiration from the creativity of our customers! They have fabulous ideas — large or small — and it’s great to collaborate to create a home that is both beautifully designed but genuinely shows off their creative flair and expression.
