UK Housing Price Long Term Analysis

In Sept, 2017, UK nominal housing price has increased 296.06% from Jan 1991.

From NationWide’s House Price Index, we made some analysis for UK Housing Price’s long term performance. There are three charts that we would like to show.

Chart 1: Average House Price

Average House Price has an upward trend with an interruption in 2008 when the Banking Crisis happened. After 2008, there was a steady recovery. From 2013 to 2017, the increase trend was more significant.

Chart 2: Percent Increase Relative to Jan 1991

This chart illustrates the upward trend in percent increase. By Sept 2017, the percentage increase is 296.06%. The trendline formula is y=0.0004x-12.213, which is pretty steep. This data is nominal data that is not inflation adjusted.

This chart is less flat compared to the previous two charts, but the line is mostly above 0% in the first half of the chart while the second half of the chart has a percentage of going up to 150% before 2008, then returning to 100% in 2013 and then keep growing till now. the overall trendline is upward with a formula of y=0.01x-0.3299. By 2017 Q1, the percent increase relative to 1975 Q1 is 128.85%. Note that this chart uses inflation adjusted house price.
