I have taken a decision, I am going to become a property investor and developer. I am going to blog about my experiences whilst trying to achieve this. You may ask why, you may think the property blogging community is already saturated with people similar to me. What will make me different?

Well…

Firstly, I am starting with no capital or rather I am not going to use any of my own capital (my wife and I have some equity in our home but this was gifted to my wife from her parents and thus is not mine to put at risk). I am a real and genuine test case for the much touted “no money down” property success stories.

Secondly, in my blog posts I am going to present in full, my trials and tribulations with complete transparency. Unless I am bound by the rights of another party, each document, spreadsheet, contract will be made available to read, review and discuss. Nothing will be secret unless I am legally bound to keep it a secret, I want this to be a learning exercise not just for me but for anyone else who is also interested. I do not promise any pearls of wisdom but I promise that you can learn the lessons I do… without the blood, sweat and tears.

Thirdly, whilst I have no capital available I do have highly relevant and transferable skills. I have a honours degree in Quantity Surveying and a masters degree in Project Management. In my current role, as a Commercial Manager for a major wind turbine supplier I am responsible for negotiating and managing large scale construction contracts across the UK and Nordic region. These contracts range from a couple of hundred thousand euros up to more than sixty five million euros. It is my belief that this experience and my education puts me in a strong position to hit the ground running.

Finally, my strategy is to build a strong cash flowing asset base to fund a more ‘speculative’ new build development business and other interests. As such, I will not engage in the ‘control the cashflow’ strategies touted by many so called ‘property experts/gurus’. My strategy is quite simple;

Phase One:

Utilise my existing skillset and free time to build my name, reputation and capital.

Phase Two:

Use my name, reputation and capital to build my asset base

Phase Three

Use the cash flow from my asset base to build a large profitable property group.

Why now?

I have always wanted to work for myself, ever since I was a child. However in reality this has never come to be, I have always been more of a ‘wantrepreneur’ than an ‘entrepreneur’ talking a good game but never acting, never moving too far from my comfort zone and never taking the plunge. Now it is time to change that. This feeling, this urge, this desire has been growing stronger in me for many years, but this year after getting married and celebrating my 30th birthday it exploded out. I have a job which pays well, well over the national average, I enjoy this job and I am proud of what I have achieved and continue to achieve.

The time has come to work for myself.
