I was thinking almost exactly this. Sometimes I price apartments in New York — what I can actually likely afford to buy in the next 7 years (ie by the time I’m 40) and then my actual dream apartment. Spoiler: there is a gap of a couple million dollars between the two.

I’m at that “comfortable” threshold, and if I ever *do* buy the apartment I can afford with however many more years of savintg, I will be quite happy with it! But gosh, wouldn’t it be nice to be able to buy a $2.8 million 3BR downtown so I can have a home office and a view?
