Have you heard of Crime Prevention Through Environmental Design? Basically, this theory proposes that crime can either be encouraged or discouraged through the layout of buildings and open spaces on a property. There are three main tenants of Crime Prevention Through Environmental Design: Territoriality, Surveillance, and Access Control.

Territoriality, essentially, is describing a person’s desire to protect a space that they feel is their own. Keeping a property clean and well maintained are great ways to increase this feeling of “ownership”. Also, clearly defining the borders of your property through man-made boundaries or landscaping is key. When a resident of a multifamily property feels and takes pride in their community, they not only are less likely to commit criminal or nuisance behavior, they are also looking out for their neighbors to ensure they are safe as well.

Surveillance is one of the easier to grasp concepts of this theory. If you were a committing a crime, would you want to be seen? Criminals feel the same way! To ensure your property’s chances of staying crime free, you must be able to see any illegal activities taking place. Some simple steps to take would be to improve outdoor lighting, add/upgrade video surveillance, place restrooms in high traffic areas, and trim trees and shrubberies.

The last tenant of Crime Prevention Through Environmental Design is Access Control. By controlling and restricting access to your property, you are decreasing criminal access to a potential target and increasing the criminals risk of being caught, thus discouraging criminal behavior. Some ways you could control access to your property would be to have guests and visitors sign in before entry, reduce the number of entrances and exits, and maintain the fence around your property.

Using the three elements of Crime Prevention Through Environmental Design will bolster property and personal safety, as well as it gives your property an edge against criminal and nuisance behavior.
