I now live in Canada, where capital gains on residences is tax-free, but capital-gains on stock is taxed, as are the dividends. Canadians love to put their savings in R.E, causing the gigantic bubble in Vancouver. Here they like to blame foreign investments, but I think that is only part of the story.
