9 Steps Involved in a Home Building Process

Building a new home is undoubtedly a thrilling experience for an owner as he witnesses his dream being constructed throughout the process. Most of the first timers go into the construction process blindly which is certainly not a good idea.

Starting from collecting the required documents to qualifying for a construction loan, the whole process can be stressful but being the owner of the new house, you need to be equally aware of the steps that are followed once the construction is started.

Let’s start with the paperwork that are required for the construction of a residential building

  1. Preparation of the drawings based on the needs of consumers
  2. Estimation of the total cost including materials, labor and contingencies
  3. Getting approval of the drawing and estimation from the customer and City development authority as the drawing needs to fulfill the authority defined rules.
  4. Marking of plot boundaries
  5. Beginning the construction work either through contractor or hired labor
  6. Cleaning up the area
  7. Preparing the site layout following the drawing

The actual construction process only starts after the completion of the documents. Here are the steps that are involved in the construction process.

1. Earth work

This is the first step of a construction work where the excavation work is initiated for the construction of wall foundation. The excavation work is done following the length and widths mentioned in the drawing. After excavation, frame the foundation and backfill the remaining excavated portion with soil.

2. Building the foundation

Concrete is used to build the foundation and it is crucial to examine the levels of foundation before the concrete work. There might be patches in the foundation where the excavated depth exceeds. Level the foundation base to the same level. Then pour the concrete based on the drawing specifications.

3. Damp proof coarse

In order to provide protection to walls from moisture, a coat of damp proof coarse material is laid down to the floor level. The concrete layer is almost 1 inch thick.

4. Masonry work

The masonry work is done with cement mortar which is a mixture of sand and cement. You need to dampen about 25 bricks with the help of a hose pipe and wash away all the loose dirt on the footing surface and moisten a meter of the surface at one end of the foundation. Make a mortar line behind the threaded line and then lay bricks on the mortar bed. You need to ensure that the bricks follow the threaded horizontal line.

5. Lintel

The masonry work is done till the roof at one go leaving the opening areas of doors and windows. Usually cement concrete beams are laid down on the top of these openings.

6. Roofing

After the successful completion of the masonry work, roofing slab of the building is done. Currently reinforced cement concrete slab is used for roofing. The thickness of the slab and reinforcement details are determined based on the approved drawing.

7. Plastering and pointing

At this step the plaster work begins. Usually the internal walls are plastered and the external walls are covered with pointing. But plastering is a better option even for the external walls.

8. Doors and windows

Wood is the most commonly used material for doors and windows but steel and aluminum are also considered as good choices for doors and windows. When it comes to wooden doors or windows, frames are fixed in the walls during masonry and in case of steel and aluminium doors panels are fixed with hinges after the plaster work.

9. Services
