1. The cost of poor quality work and rework due to defects is 10–15% of the entire project cost. Adding to injury, currently, housing projects worth Rs. 3.3 lakh crore are facing construction delays across India due to financial constraints, execution challenges, surplus supply due to over ambitious launches by developers, environmental clearances and slowing sales among others. 2. India is suffering from “the worst water crisis” in its history, when it comes to availability and quality of water — Niti Aayog says. By 2030, the country’s water demand is projected to be twice the available supply, implying severe water scarcity for hundreds of millions of people and an eventual 6 percent loss to the country’s GDP.
3. 95% of wastewater goes untreated, 78 % of urban sewage go untreated, 85% of STP’s are dysfunctional and almost Twenty-three thousand workers choke to death in STP’s every year. This causes pollution of water bodies. An example: none of the lakes in Bangalore has drinkable water.

4. As per the WHO report, ambient air pollution may cost India more than USD 500 million per year. Improvement of air quality to WHO standard will save this money and more importantly, will possibly increase the average lifespan of Indians by 4 more years.

5. The “Garden City” of India, Bengaluru has lost 90% of the green cover since 1970 and on the contrary, the concrete covered area has increased by 1005%. If the trend continues, by 2020 only 5% of Bengaluru will be under green cover — IISC study.

6. Employees spend more than 60% of the time away from their workspace due to which, globally, at least 30% of energy in commercial buildings is wasted. In India, it means wastage of USD 250 mn every year.
7. India has 3 cities listed in the top 10 cities for worst traffic conditions and 30% of urban traffic congestion is due to the continued search for parking — International Parking Institute.
All of the above are fundamental problems in the real estate & construction industry. For the industry to reach its true potential, the above issues need to be addressed at the earliest.

The construction industry spends less than 1% of revenue on technology as compared to a cross-industry average of 3.3%. This coupled with the fact that, labor productivity globally in the construction industry lags compared to other sectors that make the case stronger for the Industry to invest in technology on a rapid scale.

The emergence of Brigade REAP
Brigade REAP (Real Estate Accelerator Program) was started in October 2016 by Nirupa Shankar, director of Brigade REAP. The founding mentors are John Kuruvilla & Apul Nahata who in their earlier avatar managed Reliance Gennext Fund and set up the Reliance GenNext accelerator program including, being entrepreneurs in their own lives.
In the words of MR Jaishankar, CMD of Brigade Enterprises “Real Estate is a very traditional line of business. However, we are in the click and progress economy and Brigade REAP’s intention is to bring much more technology into Real Estate.”
