One morning, I received an inquiry. The Seller asked “What is Full-Risk Pricing of PagIBIG”? She meant here the government financing institution that helps the Filipino people avail of housing for a lower interest rate.
I replied, “What do you mean”? She responded, “Full Risk-Based Pricing, do you know that”?
At that moment, I went to google like I always do to check for anything under the sun.
I found a document pertaining about that. But I have to reread it to understand it fully and check other links.
It was all about making the monthly amortization of the PagIBIG Housing Loan takers before.
WHAT IS FULL RISK-BASED PRICING?
In layman’s term, this is a program or methodology of lenders, like PagIBIG / HDMF, wherein the loan from the interest rate of the previous interest rate will be converted to the prevailing interest rate.

- How will the amortization be computed and the policy about insurance
F. Processing Fee
- The amount the converter will pay for converting their loan Program.
In this sense, if your monthly amortization before is P 9,500, it can be reduced to P 6,500 on this program.
It may really help the clients a lot.
