6. Themes

You need to go all in or not at all.

This is a contentious one. Some experts tell you to have a theme. They say it is vital to give your place an identity. And everywhere you look lately, there seems to be places doing themes really well.

You see the Barbie house in Malibu or a bachelorette house in the desert — you see how cool themes can truly be.

The thing is, unless you can do it super, super well, there’s a big chance it can come off as being tacky. Or half-baked.

You need to go all in or not at all.

But even if you spend thousands and make it magnificent, it still marginalizes people. Appealing to as many demographics as possible is vital for your property’s survival.

Not everyone wants to stay in a pink palace or a house where each room is a tribute to your love of cats (or dogs, or mermaids …)

It, of course, depends on your location. Being near Disneyland in Anaheim might always guarantee you guests for your Disney themed rooms. But for the rest of us … not so much.
