Those of you who follow me closely know that I recently acquired my first Million Dollar Listing. I can’t fully express how thrilling and motivating it is to reach this milestone in my real estate career. This does not, however, mean that I haven’t been planning, testing, and working with luxury properties beforehand. I’ve worked with my fair share of high end buyers and learned what makes them tick. So when someone asked me how I would sell this home, it wasn’t all that difficult to explain my tried-and-true strategy.
How do you sell a Million Dollar Listing?
First, it’s important to note that selling a million dollar home isn’t that different from selling a six-figure property. The major differences are that, one, you have a more substantial budget to work with. Secondly, you have to aim to find the particular buyer that is willing to pay the price.

Easier said than done, am I right? It comes down to branding the property and then marketing that brand. You want to highlight key features of the property and the surrounding area that you can package neatly. After you’ve got that together, you market the heck out of it.

For example, my Million Dollar Listing is 919 Burney Rd in Sugar Land, TX. When we tackled our marketing rhetoric, we started out by focusing on Mediterranean style of the 5300 sq ft home. The main attraction outside the property was to left of it: another empty lot. So we focus on hitting up developers, investors, anyone who wants to come in low, invest their time and money, and then sell high. We used that vacant lot as leverage. Ultimately, what makes you successful in this market is being able to find the precise element that will attract the right buyer, and then hitting them hard with it.
