OpenPath’s latest private investment offering: Cheyenne Crest

Projecting 15% IRR & 10.5% Annual Cash-on-Cash Returns

I’m excited to share that we have secured our next OpenPath investment opportunity.

Cheyenne Crest is a 208-unit apartment complex in Colorado Springs, CO.

Colorado Springs is a strong and thriving market with a shortage in workforce housing. OpenPath currently owns another apartment complex in Colorado Springs. So we know this market and have seen performance at our existing property exceed expectations. Additionally Cheyenne Crest (built in 1985) represents an opportunity for us to add considerable value via unit renovations and our Urban Village community development initiative.

Here’s a summary of the Cheyenne Crest offering:

  • 8% preferred cash-on-cash annual return
  • 5-year projected average annual return of 10.5%
  • Total projected IRR of 15%
  • $9.3 million in capital to be raised from investors
  • OpenPath will be investing $1 million from our own account
  • We have $7.1 million in other early commitments
  • This leaves $1.2 million available for existing/new investors.

As with our last many properties, this opportunity will be over-subscribed. I will try to best accommodate everyone’s interest. We are looking for commitments starting now — to be finalized in the next couple weeks after you’ve had time to review the full investor brief (available next week). Funds will be needed in early July.
