Why Real Estate Agents should be using Instagram for Leads
A few weeks ago, I attended a seminar about Instagram and why real estate agents should be actively using it for listings. As a pretty avid Instagram user (I even created an account for my cat…), I was excited to hear about the applications of the social media network specifically for real estate. Here are a few of the lessons I learned.
Reason #1: Instagram is a visual platform, and as a Realtor showing off a property for sale, you have great images to share. If you have professional photos for your listing, why wouldn’t you share them on Instagram? Using Instagram you can also take a short video tour of the property or share a video of yourself talking about a new listing. You can use the video to invite people to come by and check out an open house, or to call you if they want more info. By showing that you’re doing this for your listings, you’re showing potential clients that you’re working hard to get a property sold, which can in turn bring more leads for you. It’s a win-win.
TIP: Be sure to use appropriate hashtags so that people can find your content. For example, #realestate #forsale #ColumbiaMD #HoCoMD will allow you to show up in relevant search results.
Reason #2: There’s a built in user base. Not only can you share photos on Instagram and get your listing in front of people, but it links seamlessly to other social media networks as well. At very least, be sure to share your posts on Instagram with your existing Facebook network and Twitter followers. If you use other social media accounts, share there too! The more people who see your posts, the better chance you have of finding someone who’s interested in talking to you about the showcased property or another listing.
Reason #3: You can use Instagram as a tool in creating your personal brand. Don’t just share photos of the houses you are trying to sell — share something about yourself as an agent! Do you have a motivational quote to share? Did you have a great meal at a local restaurant? Would your target audience want to know about that awesome sale at a nearby small business? These are all ways of relating to others, becoming a neighborhood expert, and increasing your value to your clients on Instagram. Want an example? Ralph Ragetté, one of my good friends and a Realtor out of New York, does a great job at posting real estate and industry photos along with personal photos.
Reason #4: You can advertise your services effectively. Ask happy clients to share feedback on Instagram. Repost photos they take of their new homes, or a sold sign on their property. Anything you can do to show how well you do your job is a plus.
Reason #5: It can be a two-way conversation. Be sure to frequently check Instagram for responses to your photos and videos, and respond accordingly. You may be surprised by the feedback you get — but be sure to treat it like any other message from a potential client: be professional, helpful, and polite. Not only will the person who sent the feedback see your response, but the rest of the Instagram world will also.
