Commissioner Expands High Density node in West Forsyth, clearing way for mega development

Another high density housing project is slated for west Forsyth, this one containing a whopping 234 houses on less than 1/10th acre lots and 272 town homes. The story of how this zoning came to be tells a very interesting tale. Here is the timeline of events:

On 9/1/2020, Northpoint Capital Investments was formed.

On 9/22/2020, Commissioner Todd Levent proposed adding the areas of Mullinax and Fowler Roads to a high density regional node, a rare expansion and change to Forsyth County’s land use map. Previously, this corridor would only allow lower density zoning.

On 3/4/2021, County Commissioners approved Commissioner Levent’s motion to expand the high density node further into west Forsyth.

On 6/1/2021 Northpoint Capital Investment Holdings LLC files for a high density residential development that would not have been allowed before the land use map was changed, complete with 234 houses on less than 1/10th acre lots and 272 town homes.

On 1/5/2022 County Planning Staff Releases a report “non-supportive” of the proposed high density development.

County Planning Staff Opposes the Zoning

This zoning continues to move through the process with neighbors opposed and concerned about the precedent setting high density development being placed adjacent to much lower density communities. “We worked hard to ensure this west Forsyth corridor would be lower density, and we have no idea why the map was changed after passage to allow this project” stated one neighbor.

Neighbors are left to wonder why the sudden change was made to this land use map. They are also concerned what other 500+ unit developments might be coming to west Forsyth after this change was made.
