July 2017: A Sun-Drenched July

We’re well into summer and the city is emptying out as folks head to the beaches. Fewer people at open houses is good news for buyers. Of course, if you’re a seller with an outdoor space, now is still a great time to list. Read on for some real estate factoids and NYC info, and then get yourself some frozen yogurt and enjoy the sunshine!

The Story: My 10 Year Anniversary

The Jump Off
When we first came here from Germany in 1999, we wanted to rent a home but had no U.S. credit history. We went from office to office all along 7thAvenue only to have brokers slam doors in our faces (those were the days when brokers held keys to the Promised Land — listings written down on index cards). Because of our lack of credit history, landlords were equally wary of leasing their apartments to us. Luckily, one landlord agreed to lease us a one bedroom apartment on the top floor of a Park Slope brownstone — turns out, his parents were also from Germany. It’s all about finding a connection.
The Process
Over time, we put down roots in Park Slope and decided to buy a parlor floor co-op on our block. It was “for sale by owner” and everything that could possibly have gone wrong did. The adventure didn’t stop after we closed. I’ll never forget two weeks of showering in the backyard with the garden hose because we needed another paycheck before we could pay a plumber. In the end, though, it was home sweet home.
We saved up over time and bought two investment properties. But when I spotted a third, my husband announced he wanted his Sundays back. It was time to turn my passion into a profession. I joined Douglas Elliman to become the agent I had yet to meet — someone honest, reliable, with a true desire to help. After seven years, I made the leap to join Compass, then a small start-up, now a big player on the national stage.
The Wrap Up
On a sunny Tuesday in 2013, we closed the sale of our parlor floor apartment and raced down Park Slope’s 7th Avenue to close on our brand new townhouse (a post possession agreement allowed us to successfully close two properties on the same day). Most of our stuff went into storage and we moved into the top floor of our new home while we renovated the rest. A perfect plan except for the time the kids’ summer camp took them ice skating and their skates were stuck in storage! Marc, Keira, Ryan and I have come a long way from that one bedroom rental. I am eternally grateful for your trust in me over the last ten years. I enjoy being your advocate and guiding you, your friends and families through all your real estate needs big and small. What to say when you’ve planned an outdoor BBQ and your smartphone predicts rain…
Eh, hit or miss. So is the market as buyers feel no sense of urgency. We may see an uptick in the second half after interest rates increase. This isn’t a bubble but a healthy market correction with sellers three to six months behind the market in their expectations. At least one of StreetEasy’s 2017 predictions has not become reality yet — rents have been on a downward trend in the first half of this year. That means many would-be first-time home buyers will continue to be renters. And Q2 2017 market reports are in, same old, in reality prices are more flat than the stellar numbers reported. 
And admit it, sometimes you see a building shoot up into the sky and your first thought is, what were they thinking? Here are some new generation developers shaping the future of modern city living. 
Another NYC distinction — staging is usually only a consideration for luxury sellers (although, as you may know, I’m a certified stager and offer complementary staging to all our sellers). In San Francisco, however, not only is a $15,000 staging standard practice, but sellers also make a practice of vacating their home for the duration of the marketing and showing process — a move out to cash out.

What to say if your best friend always dates losers…
Dream big! This summer must have is a giant pool float. Some designs are so tempting you’ll want one even if you don’t have a pool. Planning a staycation? Bring the feel of summer to your home by putting your green thumb to use with these container gardening tips. It’s always amazing what random stuff piles up on the kitchen counter. Break up with clutter this summer — here’s some kitchen organization inspiration.
What to say to your friend who’s been there done that…
On the hot new rooftop of 1 Hotel Brooklyn Bridge you can get a front row seat on spectacular city views while nearby at Pier 1 you can check out the mesmerizing whirlpool art installation “Descension” by Anish Kapoor. Or venture across the water to Governors Island for a day of family fun. And all around NYC you can see some fabulous outdoor artwork like the 45-foot Jeff Koons ballerina.

The Gabriele Moment

Here’s what I’ve been up to these past few weeks as I walk, bike and race between the bridges and the parks.

San Antonio

You can probably relate. Right before our family trip to San Antonio, I’m running around like a crazy person trying to finish all those last minute errands. I give thanks for Amazon’s same-day delivery because the hectic search for my son’s goggles ended with him saying “I think I left them in the swim arena in Germany” and meanwhile I’m frantically trying to clean my house so as to leave it spotless and show-ready while we’re gone (it’s a German thing). But then, there’s the sweet feel of vacation and those small rituals like reading magazines on airplanes and eating hot fries with honey mustard. My personal favorite is hitting the water slides and going down the lazy river with my family. Some much needed bonding in a world where time is the last luxury.
