good for you. i own in DC too (just closed on a refinancing today in fact) and my best advice is this — whether you go for small/established, larger/up-and-coming, make sure you *want* to live in the neighborhood. walk around, check out the transportation and the parking, the future development plans, the bars and coffee shops. and as far as the 3-bedroom, i feel like the only way you can get there, short of an inheritance, is to buy the 1 or 2 bed now and get enough equity through appreciation for the down payment on the 3. i’m still dreaming about it, but i think the guy and i can be there in 2 more years.
