The Build Process — A Survival Guide

Most of us know at least one person who has had a dreadful experience building their home. That’s why it’s so important to do your homework and check out a number of builders, before you choose the one for you. And while personal recommendations are great, what suits your friends and family may not suit you. So make sure you feel 100% comfortable with the builder before you sign a contract.

Find out who you’ll be dealing with
Before you choose your builder, discuss the build process in detail to make sure you know what to expect. Not all builders have the same process, so it’s important to ask about things like progress payments, time frames, variations, etc.

Some builders prepare quotes themselves and are the primary builder on site on a day-to-day basis, while other builders have a specialist team who prepares the quotes, and a construction manager who supervises the build. They’re both perfectly acceptable ways of doing it. But remember, you’re going to be dealing with your builder for many months, and a close working relationship is critical to ensure a successful outcome. So make sure you understand who you’ll be dealing with, throughout the process.

Communication is key
As with most things in life, misunderstandings can arise during the build process, due to lack of communication. Your builder may not think it’s necessary to contact you every day, but if this is what you’re expecting, you’re going to be disappointed. That’s why it’s crucial to set expectations upfront.

Remember, your builder is an experienced professional and has done this many times before, so in most cases, it’s best to allow them to do their job, without constant interruptions. Try and discuss issues at set meeting times and be prepared for these meetings. Keep a list of points you want to discuss, so you can go through them methodically, and your builder can address any concerns you may have.

  3. Complete the Contract Preparation Agreement
  4. Sign the HIA contract documents
  5. Make your colour and tile selections
  6. Receive your Building Approval
  7. Receive Authority to commence construction
  8. Start construction
  9. Your home is under construction
  10. Practical completion and handover
