Report: Institutional Investors Will Own Over 40% of Single-Family Rental Homes by 2030

Institutional Investors Set to Dominate Single-Family Rental Market

While institutional investors currently own only a small fraction of single-family rental homes in the United States, their market share is poised for explosive growth over the next several years according to a new forecast. MetLife Investment Management predicts that by 2030, institutional investors like private equity firms, hedge funds, and real estate investment trusts (REITs) will own more than 40% of all single-family rental properties nationwide.

This would represent a seismic shift in a market traditionally dominated by small individual investors and mom-and-pop landlords. As of 2022, institutional investors owned approximately 700,000 single-family rentals, equating to just 5% of the 14 million total single-family rental homes across the country, based on MetLife’s research.
