This week we had some special guests to talk about distressed assets. As usual, it was very informative, thought provoking and actionable.

I believe the quality and quantity of information mentioned there could only ever be relayed in person. For those still waiting for the right opportunities to happen before you attend events like this, I encourage you to attend. You won’t regret it.

Anyway, here are two major points that we discussed during the event

a. Bank auctions could still be profitable, if you know how to find them

Auctions tend to be secretive affairs, but just like any other business, developing key relationships with bankers can set you up for big profits. There are also certain strategies that you can employ so you could take over properties before auctions, making it a win-win for you and the bank (most of the time, at least). These strategies include buying the defaulted loan outright so it doesn’t go to foreclosure proceedings.

b. Tax auctions could be an area where you could concentrate for land banking

Specially in certain areas of the Philippines, it would be prudent to explore attending tax auctions. These are auctions for properties who have defaulted in their real estate tax payments.

I would recommend this as a land banking strategy, also based on the recommendation of attendees who are experts in this area already. I would also recommend that you work on this with a team if you want to professionally handle the investments.

Conclusion

There are still tons of areas in real estate investing that you could explore. Attending meetups like this is one good way to learn more about them.
