Big changes involve significant amount of energy and stress. If you need to move to another city, you should consider many things to prepare for this huge step. If you have a rental property, which you need to manage, things will get even more complicated. Dealing with a rental home from distance is not what you have dreamt for I can bet on that. However, if the circumstances require it, you just have to do it. Here are some ideas that will make things easier.
One of the options is to hire a property manager or real estate agency, but I want to show you how to cope with the situation on your own. In my case I am only two hours away from my hometown, so if there is something urgent, I can always go there to solve serious problems.
It was before my departure when I needed to rent out the apartment, so it was easy to find someone. I guess it will be tough to do it when you are in another area, unless it is really close. What you can do is to travel the weekends or whenever your days off are, to meet with potential tenants and to show them the property. The easiest option is to hire an agency to do it instead of you.
The contract we signed with the tenants is about a 2 year lease, so there are not too many things to worry about. My main concern is the maintenance. I don’t have the chance to travel too often to the town and check out, if they keep my property clean, but they seem like nice people who like to keep it clean. In the end of the day it is for their own good to keep the place in good condition, if they want their security deposit back. These days they can choose from different moving house cleaning in Melbourne companies to put the place in order, once the tenants decide to leave.

I have the contacts of a guy, who is expert in fridge repairs. Another one is experienced in repairing washers/dryers and have helped me several times.
Plumber problems do occur quite often, so it is almost obligatory to have someone ready to give a hand. Especially, if it comes to an older property, plumber services will be needed more regularly.
For all the small details such as painting, filling holes in walls and so on I have another person, who can assist.
I recently found out that A/C and heating repairs are quite costly, so it is really important to have someone you know well or have worked with him for long time.
In the moment I work only with vendors I know for some time or have been recommended by friends and other landlords. I also recommend you to do so and when you need to replace someone, just make a research in Google or ask a friend for an advice.
