Makati Population: From 600k to 300k
Since the Supreme Court has put an end to the appeal of Makati to their territory dispute with Taguig, it seems half of Makati would go to Taguig. Makati has 33 barangays, but SC ordered 10 to become part of Taguig. It’s not just a territory dispute. The people (the population) is part of this issue. In the last census (2020), Makati has a population of 629,616. But as the 10 barangays transfer to Taguig, half or 300,000 residents would transfer to Taguig. The entire 2nd district of Makati would become Taguig. That could mean even politics would change.

Post Proper Southside (Bgy. 31) — 52,000
Pembo — 48,000
Rizal — 42,000
Pio Del Pilar — 30,000 (not affected)
West Rembo — 29,000
Embo
Only Bgy. Pio Del Pillar would not be affected by the changes. The “Embo” barangays, or Enlisted Men’s Barrios, has a large effect given their combined population of 215,625. That means 1 in every 3 Makati residents live in an “Embo.”
Embo History
The “Embos” started in 1949 as housing for soldiers in Fort Bonifacio. Pembo means Panthers Enlisted Men’s Barrios for the families of Scout Rangers. Comembo means Combat Enlisted Men’s Barrio for the Combat Engineering Group. Rembo means Riverside Enlisted Men’s Barrio. All of them are connected to Fort Bonifacio.

What Does It Mean for Business?
Aside from politics and population, business can also change. Let’s remember that Makati and BGC are the premier CBDs or central business districts of the Philippines. Makati has 62,000 resgistered businesses with the most BPOs registered (1,159) in the country. Businesses can now strategize on which location to choose when buying or leasing a property for their operation. If you are planning to start a business in Makati or Taguig, or if you have a business in the disputed locations, talk to a professional to audit your operating costs, business taxes, real propterty taxes, ect. Makati and Taguig has different rates.

Universities and Hospitals
Here’s some more problems. The University of Makati or UMak budget comes from Makati. It is in West Rembo, which will now be part of Taguig. It’s not yet clear what happens to all their scholars. The Ospital Ng Makati or OsMak is in Pembo, which will be in Taguig also.
