Mostly a really good set of advice except for the bit about refactoring. Refactoring is actually a sign of a healthy team. Non tech managers objecting to it and not grasping tech debt as a really existential issue is a big red flag for me that they have absolutely no clue. As Kent Beck says “refactor mercilessly”. Just saying — it cuts both ways with the red flags :)
