Active Rochester NY Homes For Sale

You’ve been reading about the shortage of houses for sale in Rochester NY over the past couple months, so how many are actively for sale? As of today, Tuesday April 11th, there are 278 homes for sale in Rochester NY. The average list price of these homes is $66,751 and have averaged 73 days on the market.

During March 2017, the number of new homes listed for sale was slightly down from the previous March. In 2017 there were 205 new homes listed for sale versus the 225 homes listed for sale during March 2016 in Rochester NY.

80 Ramsey Park, Rochester, NY 14610 is again the most expensive pending sale in the area. This property was also the most expensive pending sale in the Rochester NY real estate market recaps for January & February 2017!

Rochester NY Homes Sold During March 2017

March 2017 led to 85 homes that closed in Rochester NY. These 85 homes equaled over 6.1 million in closed volume. The average sale price for these Rochester homes sold during March 2017 was $72,687. On average, these homes sold during March only took 49 days from list date to contract date!

When reviewing the statistics from March 2017 versus 2016, it would appear the market is down. There were 80 homes sold during 2016 for an average of $80,640. The homes in 2016 only took 42 days from list to contract date.

While the numbers may indicate the market is down, this truly is not the case. The numbers in 2017 were down from 2016 because of the lack of homes for sale in the Rochester area.

230 Cobbs Hill Drive was the most expensive home sold in Rochester during March 2017. This home was listed for $285,000 and sold for $285,000 in only 2 days!

How Do The Remaining Spring Months Look For Rochester Real Estate?

If the number of homes for sale in Rochester continues to remain low, buyers will continue to experience a very competitive market.

This means that Rochester sellers will continue to see quick and profitable sales. I’d suspect that as the next couple months progress we will see an increase in the number of homes for sale in Rochester.
