What I would not give for a place to work in quiet for 4/5 hours a day… *without distractions*, don’t care about any other perks but this (I’m European, health insurance is ok but not critical, vacations everyone has them). Helps a lot with the sanity of mind.

But there is a lot more that you were able to summarise, most of the issues mentioned here are critical for people that most of the work involves high abstractions, before starting to produce visible artifacts, especially when “in the zone”.
