SF has 2 attractions for RE developers that no other city offers:

  1. Confined Area..no sprawl..you got what you got unless you hop across the bridge or hop across the bay..confined land area means steeper prices until God and or the people pf SF make physical area of SF bigger
  2. Solid growth in job market..employers want to be in SF ..its like being in Manhattan except new Manhattan apts are built up not out..Employers like Google,Oracle,Facebook, Intel and WellsFargo put pressure on existing housing to kick out the old and replace with new Millenials making over 6 figures

As far as rent control ..that never works if you need a new roof who is going to pay for it if the landlord cannot afford it?..the building will eventually decay..they tried that in Haight-Ashbury and when the city took away rent control developers bought them, reno-ed them and created quality units
