Knowing very little about this, I’m very curious about the urban vs. suburban/rural dimension. In hyper-competitive urban markets where lots of investment buyers pay cash, I’ve heard that having a mortgage at all can disadvantage an offer. As someone pointed out below, an even smaller down payment through FHA, etc. seems like it would make things even harder??
