New small-town Ontario bungalow outperforms aging homes

The Action: Freehold properties in the small town of Dunnville south of Hamilton on Lake Erie generally need a month on the market before a buyer comes forward. To accelerate that timeline for this three-bedroom bungalow, owner and agent Sean Cowan promoted it when there were few other homes on the market in October.

“We had five showings and four through the open house, which is average for that market,” Mr. Cowan said.

“We spent a lot of money on upgrades inside — like a white gourmet kitchen, hardwood floors, crown mouldings and vaulted ceilings — and it’s also a premium lot for the neighbourhood, so this did sell faster than other ones comparable.”

What They Got: Last year, this 1,420-square-foot residence was completed with an unfinished basement and an attached double garage on a 41-by-152-foot lot.

Entertaining is easy with a family room right off the open cooking and dining quarters. The former is set up around a quartz-topped island and the latter by an exit to a hot tub on the deck and a fenced-in backyard.

The largest bedroom is a cozy retreat with a walk-in closet and one of two bathrooms.

The Agent’s Take: “It’s in the outskirts of Hamilton, about 45 minutes away, so it’s in a small town on a nice, quiet, cul-de-sac and it backs onto forest,” Mr. Cowan said.
