Technology and residential construction

I am working with Anosh Ishak, the founder of Ishak Construction, on a client basis and wanted to share a few of my learnings.
- The Atlanta residential real estate market is a seller’s market. Old Forth Ward and East Atlanta are two neighborhoods where flippers are making significant margins off of homes. This is because there are very few single family homes on the market.
- There is an opportunity to address displacement and gentrification through creative real estate deals. For example, where zoning permits, it’s possible to convert a single home property into a dueplex. As a result, the existing home owner can cash out on the increased equity value of their home without being displaced out.
- Good general contractors are hard to come by. There is a significant knowledge gap between what consumers know, what research can be done, and quality of labor. For example, Anosh the general contractor I work with has had legal troubles early on in his career. As a result, his online reputation is poor but in reality, he does quality work. Not sure how to address this.
