How to pre-screen tenants using the Delaware County Public Access System

Jeff explained how to use the Delco Public Access system to pre-screen tenants during the meetup. It helps save time and money when screening tenants before they move into your property.

Step 1: Go to http://w01.co.delaware.pa.us/

Step 2: Click on “Criminal Dockets” or Delaware County Court of Common Pleas and other Pennsylvania Court Criminal Dockets

Step 3: Select “Docket Sheets” then “Magisterial District Courts”. Don’t forget this step!

Step 4: Select “Participant Name” on the “Search Type” and search by first and last name. You also need to pick the County or set a date range:

Step 5: In the best case scenario there won’t be any results:

Step 6: Or you might find a lot of records. You are looking for the ones who have a “LT” on it, which stands for “Landlord Tenant” docklets.

Step 7: Once you open the file, you want to check the disposition, and that will tell you what happened with the case. In this example, it says “Judgment for Plantiff”. The landlord is the Plantiff, since he is the a person who brought the case against the tenant in the court of law. So the landlord won it.
