From an Agent’s perspective: Make your house stand out from the crowd

The Real Estate market generally goes through a slower period during the Winter months before gearing up for Spring. This is certainly no exception for the year 2017.

As buyers, sellers, agents and onlookers, it is widely regarded that Spring is the ultimate time to sell in suburban Australia. However, with this reputation comes a large influx of new properties from September onwards, potentially in competition to yours.

From an Agents perspective, here are some ways to make your listing stand out from the crowd.

Moving Images

To add a point of interest, have a professional photographer include a photo with a ‘blurred’ silhouette interacting with an area of the property. Less than 10% of the listings I personally see daily would include a moving image.

Drone Vision

For land only sales, properties in fantastic locations, or on large block sizes consider the use of drones & overhead photography. With updated technology plus competition amongst suppliers, the cost of these shots have dropped significantly to around $200 for 10+ shots.

Dig up some History

Australia is home to some of the most beautiful architectural styles, particularly our character Villas, Cottages & Bungalows. If your listing is a character property any old information, plans, or photographs are a great way to add extra interest or promotion to your home.

What is your home close to? If any cafes, shops eateries or facilities are close by be sure to include photos and make mention of it in the property description. The same goes for schooling: Homes in great school zones are always a hit for young families and mention of proximity to schooling adds interest and makes your listing look comprehensive.
