Property management is a lucrative business $73 billion dollar business which must be managed to address each in every people, from tenants complaints to broken pipes. The not so secret of retaining the value of your reals estate assets is to maintain them. A small investor cannot hire a management company. Also, it is not uncommon for the investor to stay up to date with property taxes or condominium fees. Venmo.com is a service where money can be transferred to your bank account, and you can avoid tenants using checks to pay their rent. Venmo is a form of online banking, and it is possible that using your venom account, tenants can transfer rent payments from their online bank checking accounts to your venom account. However, there are better solutions than venmo, which are more global in scope to serve the investor’s needs.

The three following competing property management platforms help real estate investors to efficiently market, manage and to streamline their real estate investment practices, AppFolio, Buildium, and Cozy.

AppFolio

This Property Manager software is designed for mid-size to large units and accommodates real estate investor’s property managers, in the areas of accounting, tenant screening, or rent collection, to service each tenant in apartments, residential, commercial, student housing, and community association.

This software has an accounting feature, online credit and background checks, online maintenance requests, online rent payments and reporting that gives the investor an instant overview of your business at the cost of $250 per month minimum and priced from $.80 to $1.50 per month for each tenant.

Buildium

Buildium property management software application is best for residential properties and associations, and it has the same features as AppFolio. It cost $45 per month for 1–20 units to $560/month for landlords with over 500 units. The fact that Buildium serves small investment units is a plus over AppFolio.

Cozy

This property management software is “free” and perfect for the small and beginning investor who can use this software to collect rent, renter applications, credit reports and background checks. Cozy is paid from the renter’s credit card for a 2.75% fee which is equivalent to the fee charged by most credit card providers.

However, the investor still must be diligent and keep on file a good IT expert.
