Known as North West City until the 1990s, when it was renamed Carmel Valley in honor of the Carmelite Sisters of Mercy who established a religious community and dairy farm in the area back in 1905, this master-planned community is one of San Diego’s newer neighborhoods with plenty of character all its own.

For reference, its public grade schools fall within the Solana Beach School District in the north and Del Mar Union School District in the south, while its middle and high schools come under the San Dieguito Union High School District. Torrey Pines High School was named one of the top 100 high schools in the nation, but it is far from the only one to receive educational accolades.

A quick look at listings of what’s currently available, though, means preparing to spend between $1 million and $2 million for a 4+ bedroom home.

Homes are newer thanks to the relative youth of the community and quite spacious. According to Trulia, the median home sales price is $1,080,000 and has increased one percent in the last year. 76% of residents are homeowners, meaning a majority of the population has a stake in maintaining the value of the community and the majority are in their forties or fifties with a considerable youth population.

Demand is also growing, as it has been in so much of San Diego County in recent years, although not with the speed once predicted. Since 2006, the area has grown by approximately 3,000 residents to a total of over just over 44,000.
