5 Reasons You Need An Agent When Buying A Home

You’ve decided it’s time to purchase a home. Congratulations! This is an exciting journey. As with all important matters, working with an expert throughout the process is the best way to make sure you get to your desired goal: a new home!

I specialize in both selling and buying homes with my clients. Here are my top 5 reasons why you should work with a buyer’s agent the moment you decide you’re ready to purchase:

  1. You’re not an expert, despite what Zillow tells you. There’s a lot of sensational information floating around the internet. However, good Realtors are the ones studying the actual transactions every morning. Real Estate agents have a pulse on what’s really happening in Real Estate. Agents also know about pocket-market listings and listings that haven’t come to market, yet. These are the things that won’t ever hit Zillow. Real Estate agents are in the business of being well-connected and in the know.
  2. A buyer’s agent is FREE to the buyer. Buyer’s agents are paid a commission that is negotiated out of the Listing agent’s fees (that come from the final purchase price of the home). If you are buying a piece of real estate, the agent you work with gets paid by the people who sold their home. Not from you.
  3. That being said, a buyer’s agent is paid to negotiate the purchase on your behalf. Your agent will negotiate closing costs and repair credits towards the final purchase price, will make sure the cooperating agent is complying with the timelines set forth in the purchase agreement, and will ultimately be your guide through the process of purchasing a home. They are your free, expert, tour-guide through the steps to buy your dream home.
  4. Peace of mind is priceless. A good Realtor will be your trusted advisor, someone you go to with last minute questions and concerns. An even better agent will walk you through the necessary steps even before you set out on your journey so you’re not walking blind. Good Real Estate agents give you “real estate reality.” When you know what to expect, you can focus your energy on the fun part of finding your home, instead of the thousands of daunting details that make up the actual transaction.
  5. Realtors are bound to your satisfaction. When you interview your agent, they will present you with a contract to hire them. That contract sets forth your agent’s fiduciary obligation to you as their client. They are legally bound to manage and protect your vested interest in the purchase process. Your agent is legally obligated to act for your benefit in the transaction.

Buying a home is an incredible milestone! Working with an agent throughout the buying process is to ensure the heavy lifting and problem-solving is done for you, so you can celebrate this exciting time.

Need help finding the right agent for you? Google your town plus the words “real estate agent.” Read up on what the agents’ clients are saying about them. See how involved they are in their local community. Set up an interview and meet with them in person. Your agent is someone who will make you feel comfortable and confident about the home purchase process.
