1. Is the landlord available in the city?

2. Is the property registered with local governing bodies?

Ask the broker whether the property falls under the jurisdiction of the Municipal Corporation or the Gram Panchayat. Get yourself verified by the nearest police station, where the landlord has to verify the agreement in person.

3. Water issues and power cuts!

Most landlords provide a UPS back-up and filtered water supply as part of the agreement. Clarify with the broker if the maintenance cost and replacement would be borne in sharing or individually. Considering the frequency of power cuts and awful water issues, it is a smart question to ask.
