It is the role of a facility manager of the organization to make sure that everything is operating properly for people visiting the facility. A facility manager needs to take care of safety, awareness, guidelines, documentation, communication and analysis. A facility manager always has the most influence over people visiting a facility. In the last few years, innovations in this field have been significant. In public assembly facilities, the third largest expense is usually related to facility management. An effective facility management system can save millions of dollars, while ensuring people’s safety and comfort.

The primary purpose of a facility manager is to ensure optimal use of facilities. However, he’s also in charge of ensuring that public assembly facilities are completely safe. In a public facility, the role of facility management can not be overlooked. To ensure that project goes well with projected speed certain tolls are established. Most of the time the work of one vendor is related to another hence a close coordination and control is required in terms of physical execution of each step to work. Individual Vendors shall be instructed to submit the part chart of their activities.

The Architect shall prepare a master part chat and comprehensive work schedule for each vendor. This part chart shows the dates and expected progress in nos of days. This also shows the all related activities which need to go simultaneously at any given time.

For example: Civil and interior vendor can only execute the false ceiling work after the AC vendor will finish the ducting job with insulation and chutes. Wet works like brick wall etc. takes long to get dried up even after early completion and make the entire project delayed as it can not be painted unless it is completely dried with plaster and POP punning.

The documents required for the execution of project by different Vendors/Agencies shall have the clear instructions, exact measurements, and specifications. In case of fixtures, the vendor shall be asked to prepare the sample board with different options. The Architect and authorized representative of organization will take a joint call on sample selection. The specifications and the measurements shall be in form of drawing plan.
