THE Worst Real Estate Listing Mistakes — and How to Avoid Them!
Ok, here we go.
We all want to improve our real estate listings. Why? Because it leads to a higher conversion rate and gets you better clients! But it’s tough to admit that our initial listing isn’t doing what it’s supposed to.
Here are three red flags in your listing that are causing your customers to flee.
Misleading: “A gem that needs polishing”
Alright, look; when a potential buyer reads that phrase, it translates to “This home is in crappy condition”. Of course, not every home on the market is pristine. You know that. Your clients know that. It’s news to exactly no one. Don’t pretend the property is something that it’s not. You’ll wind up with prospective buyers, sure. And they will turn their tails the moment they see the actual home. Even worse, it makes you look dishonest.
If your target audience is home flippers or contractors, then write your listing for them. Be candid (but still optimistic!) and you will get clients who are much more likely to submit an offer.
Contrived/Salesy: “Honey, stop the car!”
Sigh. Really? I speak for all potential buyers out there when I say, “We have heard it before!”
I realize you’re trying to grab attention, but you’re grabbing the wrong kind. Try breaking the mold a little, instead of reaching for the same old tired standbys.
Restating the Known: “2 beds, 2 baths, private driveway…”
Could this be any more boring?
You have precious limited characters in the MLS for describing the property. Don’t tell prospects what they already know! Instead, describe the experience of living in the home. It’s much more likely to get them placing themselves in the house, mentally and emotionally.
This route is more challenging and requires a knack for writing, but it is well-worth the effort.
There is a steep learning curve to writing an effective, engaging property listing. Making the extra effort can be the game-changer. Not only does it bring the best potential buyers around, but it maximizes your time, and earns you more sales. Get the best possible start and make that listing irresistible!
