Mohammed bin Rashid Al Maktoum, the Vice President of the United Arab Emirates, has developed a master plan for sustainable urban development over the next two decades. It mainly focuses on enhancing people’s happiness and quality of life while reinforcing Dubai as a global destination for visitors in the next 20 years and beyond.

The plan features a strategic structural layout, integrating all urban development master plans in the emirate, aligning them with Dubai’s strategic economic priorities and the region’s future needs. The Dubai 2040 Urban Master Plan is the seventh development plan for the emirate since the 1960s.

The key intended outcomes are as follows:

  1. Population growth by the year 2040 (from 3.3 million currently to 7.8 million)
  2. Significant upgrade of 5 urban areas in Dubai: Deira and Bur Dubai, Downtown and Business Bay, Dubai Marina and JBR, and two new centers — Expo 2020 Centre and Dubai Silicon Oasis Centre.
  3. Development of vibrant, healthy, and inclusive communities, doubling green and recreational areas to provide a healthy environment for residents and visitors.
  4. Development of service centers catering to all needs of the population and making them accessible using flexible and sustainable means of mobility.
  5. 55% of the population will live within 800 meters of a public transport station.
  6. 25% increase in spaces designated for educational and health facilities.
  7. 518.16 million square meters of the emirate’s land dedicated to industrial and economic activities.
  8. 60% of the emirate’s land will comprise nature reserves and natural areas.
  9. The Urban Planning Law to support sustainable development and improvement in the emirate.
  10. 400% increase in the length of public beaches.
  11. 134% increase in space for hospitality and tourism activities.

What does this 2040 Urban Master Plan mean for investors?

With the 2040 Urban Master Plan, Dubai indicates its ongoing commitment to development, which is favorable for investors. With the help of this Master Plan, Dubai aims to become the number one city in the world as it currently ranks third on the global list.

Urban areas will expand, the tourism sector will grow, and the quality of life will increase. All of this will stimulate the population growth of Dubai, leading to an increasing demand for real estate as a result of the 2040 Urban Master Plan.
