How a Military Relocation Brokerage Started Using AI to Capture Better Leads — Without Changing Their Website
Mario Gonzalez, a broker at Navy2Navy Homes in Jacksonville, Florida, has been in the real estate game long enough to know that small improvements can make a big difference. When I reached out to him with a demo of Deli, our AI-powered home search tool, he was curious — but what really caught his attention was that Jeff Riber, a long time friend, from Pursuit Realty was already a customer.
Since Jeff and Mario are friends, it gave Deli some built-in credibility. Mario was eager to grow his brokerage to help make the process as enjoyable for his clients as possible…and was open to new tech…especially AI.
His website already had two key features:
- A page where people could check out their rental listings.
- A standard IDX search for homebuyers.
But like most IDX systems, the search experience was mediocre at best. Mario wanted to see if Deli could make things easier — especially by bringing in more serious leads.
Adding Deli Took Minutes (and Led to a New Feature for Everyone)
To get started, Mario just needed to loop in his “technical contact” — the person handling Navy2Navy’s real estate site. Deli doesn’t require any major changes to a site — it’s literally three lines of JavaScript code. His web team added the code, adjusted the colors and logo, and BOOM it was live.
The only real adjustment? We moved Deli from the right side of the screen to the left because Navy2Navy already had a help bot there.
But Mario had an even bigger request:
“Can you make sure our rental properties show up first when someone is looking for a rental?”
Which makes total sense. If a user’s search matched one of Navy2Navy’s own listings, those properties should be front and center. We built the feature in three days, and now every brokerage using Deli benefits from it.
What Happened After Launch
Since going live, 22 legitimate leads have come in through Deli. These aren’t just names in a spreadsheet — each lead comes with their full chat history, so Mario’s team knows exactly what they’re looking for before they even pick up the phone.
Here are a few real user conversations:
🔹 “Rental in Jacksonville with at least 1800 sqft at $2500/month, preferably with a pool and a fenced-in yard.”
🔹 “Home under $1700 with 3 bedrooms and a 2-car garage.”
Deli also collects lead info in multiple ways — inside the chat and through lead forms on Deli created property pages. That means people don’t just search and leave; they engage and have real conversations with the AI, and Mario’s team gets a much clearer picture of what they actually want.
Why This Matters
For Mario, Deli isn’t just another tool — it’s something that actively works in the background, capturing and organizing leads without any extra effort from his team.
Now, when someone visits his site, they don’t just scroll and leave. They interact with Deli, describe what they need, and get matched with real listings — which means by the time they hear from Mario’s team, they’re already interested.
Since he’s one of the only brokers in Jacksonville using an AI-powered search tool, it’s a clear competitive advantage.
