● It Ain’t Easy:

Not all homeowners are willing to go through a For Sale By Owner deal. This includes cleaning the house, stripping it of personal items, creating brochures that buyers can take along with them, working with a title company or lawyer to make sure that all paperwork is clear and up to date, and obtaining home inspection certificates from professionally qualified home inspectors.

● The Buyer May Expect a Concession:

The problem with For Sale By Owner deals is that the buyer expects a good deal too. They know you’ll save money on realtor commission and want to benefit from the savings. The only way to avoid this is to sell the home for the right price, while leaving a little leeway for the buyer to bargain. Although, this isn’t easy for an amateur because you neither have the resources or the experience to determine the right price.

● Statistics Aren’t On Your Side:

Several statistics suggest For Sale By Owners deals are more likely to fall through. In 2016, the National Association of Realtors found that the number of people opting to sell house without a realtor was around 8%. Another survey conducted by Redfin found that nearly 25% of people chose to sell using a limited service agent. In 2018, this number fell to a record low 7%! Of course, given the fact that the National Association of Realtors sponsored these studies, it could be a possibility that home-owners who enlisted even limited assistance during the sale were included in the list of agent-assisted sales.
