That brings the usda loan up to 220k. Today I got the papers with the final numbers and our loan grew to 228k because of a 8k usda guarantee fee never anybody talked about. We started out with a loan interest rate on 4.25% and it changed the next day to 4.375% and the lender said that this rate changes every day and if want to have a fix rate at 4.25% we need to pay a fee to guarantee the 4.25%. Is that the usda guarantee fee? And if I close on a 4.375% day and I am ok with 4.375%, do I still need to pay this fee?””

Can someone help me with my business plan please?
I’m really struggling with my business plan. I’m a makeup artist and this is what I’ve wrote so far: Once I finish my course at The London School of Beauty and Makeup, I plan to start working straight away to build up a portfolio and contacts. By doing this, my name will start to spread around and Ill be contacted with more jobs, leading me to bigger opportunities and really kicking off my career. Working on hair shoots, small modelling competitions, anything that could start a build up of contacts and professional portfolio pictures would be ideal. Ill need to build up an appropriate, professional makeup kit that will be suitable for all jobs which I know wont be easy, however, Ive planned out how much money Im going to need and what products I want and therefore Ill be able to buy everything gradually instead of doing it all at once. Even though I would have finished my course with a lot of experience, there will still be a lot of things I will need to learn. By going to different shoots or music videos for example, I will be gaining a lot of hands on experience as well as building up contacts. I will have the opportunity to get to know different people and deal with different personalities which will help me for future work. I would like to work with all ages as that can lead to working in beauty pageants to working on TV. Ideally, I would prefer to get into TV, so this means Ill have to get my name credited in any magazines, websites, etc, that Ive worked for. Working as a wedding makeup artist would also be something I will be trying to get into. By doing so, I will be setting up my own website, pricing everything and adding in deals to make myself seem more appealing. This will then get around through word of mouth and I will start building up a good business for myself. I plan to send fliers around and ask in bridal shops if they could take in my fliers and to put my name forward if someone needs a makeup artist for their special day. My unique selling point is that I am mobile so can travel where ever anyone needs me. I will also be happy to work in my own home and have people come to me as on the plus side it would save me travelling expenses and would be a lot easier, however I would be happy doing either. One of my biggest priorities will be the money I spend and the money Ill make. Ideally, I will have to always make a profit to get more money each time I work to cover my travel and makeup expenses, then the rest will go to my personal life and savings. I will need to plan my travel expenses and things I need for my kit so that I have a budget I wont go over. This way I will save a lot more money and also get a larger profit from any payment I receive. In this industry there will always be available jobs in the market as there are so many people looking for makeup artists for a variety of different things, i.e., modelling competitions, weddings, music videos, commercials, short films, etc. Im not expecting to get a job for every day of the week, however I will always try my best to keep as busy as I can to create an amazing portfolio and eventually get lots of well paid work. Instead of having a specific portfolio which only shows, for example, bridal images, I wouldnt see myself expanding and trying different things out. I want to make sure I get images that go from\ natural to crazy. I am open to any opportunity and I really want to try everything and anything out before I stick to one thing. BUT i know its not right. Can someone help?””
