Looking for a new apartment can be a challenging and time consuming process. There are many features that play a role in the search process. The search filters in typical real estate portals usually fall along the lines of: buying or renting; location; price range; area; floor; year built; and other miscellaneous things (balcony, pets allowed, etc.).

Typical real estate portals only provide a small amount of features.

Additional filtering makes the search more difficult, if not impossible, simply because of a lack of consistency in the information being supplied by the owner. Additional filtering would be useful as there are many more features that play a role in finding the perfect fit for you.

We recently launched the beta version of archilyse.com; adding new features which can help you to make better choices.

In this guide, I will walk you through the different steps and features of archilyse.com; helping you to compare various apartments and find the one that fits best to your preferences.

  1. After logging in, you reach the dashboard. If it’s your first time on the page you won’t have added any properties yet so we’ve provided you with two sample apartments to get you started.
  2. To add a property that you’ve perhaps come across while looking for a new place, simply click the “Add Property” button. Provide the address and upload the floorplan (image file / pdf). If you have additional information about facilities or features (e.g. ceiling height, parking, garden access, etc.) you can also add them here.
  3. The analysis will be complete within a day and you’ll get a notification by email when it is ready.
  4. Back on your dashboard, we can view the details of a property. By clicking on the magnifier icon of a property you get detailed information about it: There is a 3D-model of the apartment with basic information about the property. You can find the “usual” features but also a detailed listing of every type of space (e.g. Primary Use Area, Bathroom Area, Exterior Area, Storage Area). If you click on the different rooms in the listing they illuminate the corresponding areas in the model.
The property analysis of Archilyse.com offers a variety of attributes.

Additionally, the site rates the apartment on the following qualities: General Functionality, Family, Gourmet, Gardening, Shareability, Nightlife and Sports.

  • General Functionality

In this menu item you get an assessment of how well the apartment is rated according to criteria of the Swiss Apartment Rating System, regarding the furnishability, the cooking and dining functionality or the storage space availability. You also get a detailed listing of public transport and shopping facilities. A detailed map shows you the distance from your potential home to the points of interest.

  • Family Level

This menu point is especially interesting for people with kids or families-to-be. The program grades the functional separability, i.e. how well the unit divides into sections so two individual groups can act isolated and do not need to interfere with each other. It also classifies the apartment according the infrastructural connectivity to healthcare.

  • Gourmet Level

This item is pointing out how well the apartment suits culinary demands, i.e. how well the kitchen is designed for having guests, or how the kitchen facilities (e.g. gas stove) are. It also shows a list with the distances to different food stores in the area.

  • Gardening Level

The Gardening Level points out the “connection” to nature, e.g. the brightness of rooms, the view, the private garden availability or the distance to recreation areas like parks or mountains.

  • Shareability Level

This feature shows different aspects of how well the property is suited for sharing, corresponding to the number of bathrooms, room size equality, kitchen size, individual exterior access and functional separability.

  • Nightlife Level

This option is especially pleasant for residents who love to have guests and like cultural and nightlife opportunities. This feature informs you about the maximum number of guests, the largest possible dining table and the access to bars, cafés or restaurants or entertainment or cultural facilities. Or perhaps you’d rather avoid locations with a bustling nightlife.

  • Sports Level

This feature is interesting as it outlines the integration of the apartment into and the access to nature. A map shows the distances to the next wooded area, mountain peak or tree and informs you about outdoor facilities like parks or running trails.

Finally, back on your dashboard you can choose up to four apartments for side-by-side comparison and select your favorite according to you personal preferences.
