Mixing in Kent’s story and the lessons he’s learned, This Sh*t Works lays out three proven strategies for consistently generating income in today’s real estate market. I recently caught up with Kent to learn what inspired him to write the book, his favorite idea that he shares with readers, and how that idea has impacted his journey in real estate.

What happened that made you decide to write the book? What was the exact moment when you realized these ideas needed to get out there?

In 2016 when the real estate market was white hot and everybody and their brother was coming out as a so-called expert, it became obvious to me that there was a huge demand for good quality information versus the crap that was being put out there. I felt compelled to sit down and share my experiences and my knowledge, and to simplify the processes where people could be really successful in creating passive income in real estate. Much of what I saw being taught were overly complicated methods where so-called gurus were doing nothing but taking money from people. I was tired of seeing that happen and decided to do something about it.

What’s your favorite specific, actionable idea in the book?

Without actually having to get in the game and do anything active in real estate, you can still take advantage of the market by investing in cash flow markets around the country. There are companies like ours and many others that are designed to help average people from all over the world invest in markets that they are not geographically located in.

I want to empower people to investigate how they can start creating wealth in real estate while also avoiding all of the headaches and pain that is usually associated with the process.

What’s a story of how you’ve applied this lesson in your own life? What has this lesson done for you?

Through our environment, friends, family, the media, or elsewhere, we are conned into believing that success is this elusive thing that is outside of the reach of most of us. Because of that, very rarely do we actually take action. I had to learn to separate fact from fiction, and the way I do that is to find good quality data in order to understand what’s possible.

From that data, I take action — sometimes small, sometimes big — to start getting in the game, then I look to understand those results and take further action based on what I learn. This has proven to be a formula for success for me over and over and over again.

So back to the case of an action that I hope somebody takes: it’s just gaining a little bit of knowledge and empowering them enough to take some small, but deliberate actions. Some actions are more aggressive than others, but just depending on the strategy, they can take small actions that will create results for them, and ultimately empower them to get in this game and start building real wealth and real income for their family for years to come.
